About EDGE Stadium:
EDGE Stadium will be EDGE newest development in the city of Amsterdam. Located in the Stadionbuurt within walking distance of the Amsterdam Olympic Stadium and in the heart of a vibrant urban neighbourhood with all its facilities. EDGE Stadium will be a re-development according to our EDGE concept, meaning this building will not only become a SMART building based on the latest technologies in real estate but is also aiming to be awarded with a WELL Core & Shell Gold & BREEAM Excellent certification. By implementing our EDGE concept space on the ground & first floor we will activate this area with a high-end fit-out and will facilitate communal meeting rooms and workplaces for all tenants to use. By offering short-term lease contracts (>1 year) we are looking to facilitate an optimal form of flexibility.

Location:
EDGE Stadium is located in the "The Olympic Area" within walking distance of the Amsterdam Olympic Stadium, Amsterdam South-Axis and in the heart of a vibrant urban neighbourhood with all its facilities.

Car:
The building is located directly at exit S108 of the ring road A10 South. Edge Stadium is easy accessible to and from the city centre.

Public transport:
The location is within walking distance of NS Station South This station has direct train connections to Schiphol, Amstel station and Utrecht CS.

Metro
Station Amstelveenseweg and Zuid with stops for metro line 50 and 51 with direct connections to NS Station Zuid, NS Station RAI, NS Central Station Amsterdam, NS Station Amstel and the centre of Amstelveen.

Tram
A few minutes' walk away is the stop of tram line 24 with a direct connection to Amsterdam Central Station and Vu Medical Center.

At a later stage of the redevelopment a more detailed overview could be shared with Lessee. (based on post-calculation). The following services amongst other are included;
-Utility services;
-Other building services (including SMART);
-EDGE concept services (e.g. reception area, hostesses, cleaning restaurant etc.).

Delivery level:
EDGE Stadium will be delivered in a core and shell state with included amongst others LED-lightning, climate ceilings, BREEAM-Excellent label and a WELL Core and Shell Gold label. Please contact one of the agents for a more detailed insight in the delivery level.
Furthermore by implementing our EDGE concept space on the ground & first floor we will activate this area with a high-end fit-out and will facilitate communal meeting rooms, restaurant, bar, reception, gym and workplaces for all tenants to use.

SMART:
EDGE Stadium will be delivered as an IoT enabled building through a smart infrastructure installed as part of the building based on our blueprint. This smart infrastructure consists of a cloud based BMS, Integrated Sensor Nodes and an IP-Backbone. In addition the building is delivered with a controls application, enabling user of the building to control temperature and light by use of their Smart Phone.

EDGE Next Smart Building Platform:
Through the EDGE Next Platform data from usually unconnected system can finally be integrated. EDGE Smart Building Platform collects data from various building systems in order to provide RE & FM Management with insights in building performance, and insights to optimize the performance of leased space. EDGE Stadiums bring actionable data and tools to tenants in the fields of sustainability, Wellbeing and asset usage. Lessee may choose to extend the use of the EDGE Smart Building platform with an additional User engagement application.

Energy:
EDGE Stadium will be serviced through a separate Aquifer Thermal Energy Storage (WKO) operated by an external energy provider. For the delivery of heath and cold through the Aquifer Thermal Energy Storage.

Reception:
A shared reception area for all tenants _ including Lessee _ will be situated in the building and is part of the common area of the building. This area will be operated by hostesses of which the costs will be included in the service charges. In addition, Lessee has the possibility to install its own and exclusive reception area on the leased floor.

Restaurant:
A shared restaurant for all tenants _ including Lessee _ will be situated in the building and is part of the common area of the building. This restaurant will be operated by an external catering company with whom the Lessor will enter in an operating agreement. The costs for the operation and maintenance of the restaurant/restaurant area _ insofar not the responsibility of the operating company will be included in the service charges. In addition, to maintain a lively community in the building it's not allowed for lessees to facilitate individual restaurant facilities on the leased floors.

Bicycle storage:
Approx. 590 bicycle spaces will be available for the whole building. These spaces are for general use and will not be assigned to individual tenants. All cycle space is part of the common area in the building.

Lease term:

Termination:
12 months notice period

Payment frequency:
Quarterly in advance.

Bank guarantee/deposit:
A first demand bank guarantee for an amount of at least 3 months' rent + service charges + VAT, to be provided latest one month after signing of the final lease contract. The guarantee will be provided by a Dutch bank of good financial standing and is drafted in line with the latest version of the ROZ bank guarantee published in June 2018.

Delivery date:
Q4 2022

Lease agreement:
The lease shall be an agreement between Lessor and Lessee. This agreement and all relevant attachments (e.g. bank guarantee) will be based on a standard ROZ lease agreement model 2015 (Dutch version), including the general conditions filed at the district court of The Hague and registered there under number 15/21. The aforementioned standard lease agreement and general conditions will be applicable in so far as no contradicting stipulations have been agreed in this letter.

VAT:
Lessee is VAT-liable. VAT will be due over the rent and service charges. Lessee declares that at least 90% VAT-taxable activities will take place in the leased space.

Restriction:
This information is completely non-binding and involves only an invitation to make a proposal or to show your interest. An agreement can only be reached after a written agreement with our client and the landlord.
